OAK BROOK, IL – CenterPoint Properties is proud to announce the acquisition of a 3.5-acre rectilinear concrete yard located at 439 East Carlin Avenue in Compton, California. The yard is screened via a 20-foot retaining wall with mature landscaping, allowing users to operate a bonded quality yard with immediate proximity to the freeway network and Ports of Los Angeles and Long Beach.
“The combination of depth, shape and size drive an above-market yard efficiency, translating to a denser parking configuration, allowing users to drive throughput,” said Greg Pearson, CenterPoint Vice President of Investments.
The yard can accommodate 39 pieces of equipment per acre, as compared to a market average closer to 30. The asset is served by two points of access on East Carlin Avenue and El Segundo Boulevard to the north.
“As parking becomes increasingly important in the age of e-commerce, we are confident this asset will create a strong synergy with the balance of the CenterPoint portfolio,” said Ryan Dunlap, CenterPoint Senior Vice President of Investments.
CenterPoint’s most recent acquisition in the area was at 13217 South Figueroa, a few miles to the west. The building was repositioned over the course of nine months and subsequently leased to Punch Studio.
CenterPoint was represented by Rob Flores of CBRE. The seller was represented by Dan Boris of DNB Commercial.
