CenterPoint has made another investment in the high-demand I-75 North industrial submarket, adding a cross-dock warehouse at 981 Old Grassdale Rd. in Cartersville, GA, to its growing Atlanta portfolio.
The 526,400-square-foot Bartow Commerce Center III, built in 2023, is the national investment, development, and management firm’s second Cartersville acquisition this year, after acquiring 934 Peeples Valley Rd. in April 2026.
“Northwest Atlanta has absorbed its way out of the spec supply wave, and we continue to see strong tenant activity in this corridor, much of it data center-related or supporting the heavy manufacturing nearby. Looking at the proposed pipeline, there is little that will directly compete with this building, with many of the upcoming projects having to move further north given the lack of available land and challenging topography,” said Roy Rosenbaum, CenterPoint’s East Region Senior Vice President of Investments. “Like many markets across the country, Atlanta continues to see a flight to quality with users seeking first-generation buildings with top-of-market specs like Bartow Commerce III. We’re very pleased to add this functional asset to our burgeoning Atlanta portfolio,” Rosenbaum finished.
The facility is configured for high-throughput operations, with a 40-foot clear height, 128 dock-high doors, and four drive-in doors. Loading and trailer capacity stand well above the competitive set, as the 64.5-acre site features 179 trailer stalls and 329 auto spaces. That capacity supports multiple daily shifts for the tenant, a national provider of heavy rigging, crating, and machinery installation.
Cartersville is seeing a dramatic uptick in foreign manufacturing investment, especially in the clean energy sector. Hyundai and the automotive battery manufacturer SK On are completing a $5 billion EV battery factory, and Hanwha subsidiary Qcells has invested in a solar panel component facility in Cartersville in recent years.
The state of Georgia is similarly investing in the area’s infrastructure, including the planned $200 million SR-20 Connector project to significantly expand the highway linking Cartersville and Rome, a critical route in the supply chains leading from ports to Mid-South and Midwestern markets. The property sits adjacent to a new I-75 interchange at Grassdale Rd., with construction expected to commence in 2027. Bartow Commerce Center will be the closest facility to the interchange when it’s completed, tentatively scheduled for 2030.
CenterPoint has now acquired six Class A distribution facilities and invested more than $250 million since entering the Atlanta market just 18 months ago in Q2 2025.
CenterPoint’s East Region portfolio comprises 98 assets totaling more than 23 million square feet across New York/New Jersey, Lehigh Valley, PA, Charleston, SC, Savannah, GA, Atlanta, and South Florida.
