Paul “PJ” Charlton was appointed CenterPoint’s Executive Vice President and Chief Investment Officer in 2023. He joined the Company as Senior Vice President of Investments in 2015 to oversee CenterPoint’s East Region investment strategy, sourcing and managing local acquisition transactions, and collaborating with the entire regional team to look for new investment opportunities and add value to the existing portfolio.
Before joining CenterPoint, he served as Principal and Senior Vice President of Investments for KTR Capital Partners. He led the sourcing, negotiation, and execution of more than $1 Billion of industrial investment transactions in the Southeast, Southwest, and Mid-Atlantic regions.
PJ graduated cum laude with a Bachelor of Science degree in business from Wake Forest University and earned an MBA from the Wharton School of the University of Pennsylvania.

Ronel Borner

Ronel Borner joined CenterPoint in 2019 as Senior Vice President, Development, and has been instrumental in expanding the firm’s presence in key logistics markets throughout the East Region. Under his leadership, CenterPoint developed nearly 2 million square feet of Class A industrial space across 11 projects in New York, New Jersey, Georgia, South Carolina, and South Florida. As of 2026, Ronel serves as Senior Vice President, Asset Management, at CenterPoint. In this role, he is responsible for leading the company’s asset management strategy across the East Region, which comprises over 20 million square feet of industrial space.
With more than 20 years of industrial real estate experience, Ronel has extensive expertise in acquisitions, development, leasing, asset management, entitlements, brownfield redevelopment, due diligence, zoning, design management, and project financing. Prior to joining CenterPoint, he served as Director of Real Estate Development at The Rockefeller Group. Ronel is a member of the CREDA New Jersey Chapter and the CREDA National Forums Program. He earned a Bachelor of Commerce degree from McGill University in Montreal, Canada, and a Master of Science in Real Estate from New York University.

Roy joined CenterPoint as Senior Vice President of Investments in 2024. He brings over two decades of private and institutional experience, including at DRA Advisors, where he was Director of Acquisitions for the registered real estate investment advisor. The New York native also served as Executive Director of Acquisitions for Zurich Alternative Asset Management, where he led investment activities across the Eastern region for the Swiss insurer.
Roy’s property acquisition and business development efforts across multiple Eastern US markets have resulted in $3.2 billion of transactions. He earned his Bachelor of Arts degree from the University of Maryland and his Master of Science in Real Estate from New York University.
