CenterPoint’s East Region Team Readies Savannah Development for Vertical Construction

CenterPoint's East Region Team has moved a step closer to bringing a project to life that was first envisioned in 2020.
SVP of Development, Ronel Borner, and VP of Development, Brian Hollings, say pad work is complete for the first of two buildings at CenterPoint Industrial City Gardens near the Port of Savannah.
The development is just 3 miles from the Port of Savannah and 2 miles from a Norfolk Southern terminal.
Our proposed site plan calls for a highly efficient ±600,000 SF distribution facility with the following features:
– 36′ clear height
– 130 dock-high doors
– 4 drive-in doors
– ESFR sprinklers
– Parking for 142 trailers and 113 cars
The proposed site plan for the 217,160 SF second building on the site calls for:
– 36′ clear height
– 45 dock-high doors
– 2 drive-in doors
– ESFR sprinklers
– Parking for 49 trailers and 87 cars
CenterPoint has controlled the 47-acre site since Q1 FY2020 and acquired the six-parcel assemblage on Halloween in 2023. Fulfilling a key obligation as part of the deal, CenterPoint’s development team has completed a road to U.S. Route 80, providing ingress/egress for the warehouses, as well as a planned community center.
