CenterPoint Properties has acquired another distribution facility in Atlanta, purchasing the 395,750-square-foot facility at 2124 Skyview Dr. in Lithia Springs, GA.
CenterPoint expanded into the Atlanta market in May, acquiring a 347,013-square-foot Class A rear-load industrial facility in Powder Springs, GA.
“The I-20 West submarket is one of several key targets for CenterPoint in Atlanta, as these two investments demonstrate,” said Roy Rosenbaum, CenterPoint’s East Region Senior Vice President of Investments. “Its premier location near I-285 gives our customers optimal access to the metro and a strong labor pool. Our East Region team and resources are focused on executing additional transactions in the MSA’s top industrial pockets,” he added.
2124 Skyview is less than a mile from I-20 and just 8 miles from the I-285 interchange. While the location drove CenterPoint’s interest in the asset, its East Region Investment Officer, Thomas Howard, said that the property has multiple other features that make it a compelling investment.
“Location led the way, but this asset has a variety of attractive institutional-grade attributes that fit well with our investment strategy,” said Howard. “Skyview has dual access points, an above-market parking ratio per door, and can support future cross-dock capabilities with expanded parking and loading capacity. Well-constructed buildings that support our customers’ needs today while also affording us future optionality always rise to the top,” Howard finished.
The Skyview asset is fully leased to a logistics provider and has parking for 243 cars – expandable to 274 – and 53 trailers. It also has 47 docks with room for 31 more, three drive-in doors, a 32-foot clear height, and an ESFR sprinkler system.
CBRE National Partners’ Frank Fallon and George Fallon brokered this transaction.
