CenterPoint Leases Newly Constructed Distribution Center to Chicagoland-Based 3PL

CenterPoint Properties has signed a long-term lease with RJW Logistics Group, a Romeoville, IL-based 3PL, for its state-of-the-art 976,954 SF distribution center at 2903 Schweitzer Road in Joliet, IL.
In the past three years, CenterPoint has fully leased four speculative developments in the CenterPoint Intermodal Center – Joliet, totaling nearly four million square feet of Class A industrial space.
2903 Schweitzer Road is adjacent to the newly built Houbolt Road Extension bridge over the Des Plaines River, minutes from interstates 80 & 55 and Union Pacific’s intermodal facility – one of the centerpieces of the CenterPoint Intermodal Center, along with the BNSF intermodal a few miles south in Elwood, IL.
CenterPoint’s Senior Vice President of Development for the Central Region, Brian McKiernan, credited his team for building a “best-in-class” building that he says sparked a great deal of interest among industrial users and brokers since its construction in 2023.
“We were confident in the functionality, location, and aesthetics of this building,” said McKiernan. “We set a high bar and challenged our team as well as our construction and brokerage partners, and they exceeded expectations on the CIC’s flagship development and lease-up,” he added.
NAI Hiffman’s Dan Leahy and Adam Roth represented CenterPoint, as they do for all CIC – Joliet/Elwood leases. RJW was represented by Dominic Carbonari with JLL.
RJW, a third-party logistics company servicing consumer packaged goods retailers, employs more than 1,600 people in the Chicago and Dallas areas. Its newest distribution center is part of the company’s rapid expansion in the Chicagoland area.
