South Florida Industrial Real Estate Market Overview
South Florida is a thriving market for global commerce and freight. Industrial real estate demand has risen dramatically as the region has grown into a critical logistics hub between the U.S. and the Caribbean and Latin America – nearly a third of all freight from those countries passes through South Florida.
Limited land for development and the explosive growth of e-commerce, especially in the submarkets around Miami International Airport, are driving industrial growth, and analysts project that trend to continue long-term.
CenterPoint has assembled an impressive portfolio of properties that feature modern logistical warehouse amenities, plentiful parking and location advantages. Tenants have easy access to South Florida’s transportation infrastructure, including regional interstates, air, rail and two of America's busiest seaports: PortMiami and Port Everglades.
In recent years, the Panama Canal expansion has increased shipping volume to the U.S., spurring further industrial demand and more investments in intermodal and transportation-advantaged property solutions.
