OAK BROOK, IL – CenterPoint Properties is proud to announce the opening of a 414,534 square foot build-to-suit distribution facility for BMW Manufacturing Company, located at 220 GSP Logistics Parkway, Greer, South Carolina. BMW signed a 10-year lease on the state-of-the-art facility, situated on 31.14 acres, which is under a 30-year ground lease from the Greensville Spartanburg Airport District. Bayne Porter of CBRE represented BMW in the transaction.

With close proximity to BMW’s 4.5 million square foot manufacturing facility, immediacy to the South Carolina Inland Port, and direct rail access via the Norfolk Southern, the Port of Charleston will allow BMW to better control inventory, thereby lowering demurrage, and realizing the considerable drayage savings located adjacent to an intermodal.

“Port-centric with direct Norfolk Southern rail access to the Port of Charleston, this was a great opportunity for CenterPoint to partner with the South Carolina Ports Authority, GSP International Airport and the Norfolk Southern,” remarked Michael Murphy, chief development officer of CenterPoint Properties. “As opportunities arise to develop co-locational warehouse and distribution facilities contiguous to the intermodal, we are eager to accommodate the supply chain requirements of future tenants.”

The built-to-suit facility features a 10,000 square foot main office with a 1,000 square foot warehouse office space, 30 trailer and 215 auto stalls, 80’ speed bays, 32’ clear and is cross-docked with 40 dock doors and 2 drive-in doors. The Norfolk Southern railroad will run short haul trains out of the Port of Charleston, with BMW running approximately 30,000 boxes through the port annually, with the expectation to grow to 70,000 boxes per year.

Functioning as the automaker’s warehousing and logistics operations center that will prepare parts and components for export to markets such as Russia, Thailand, India, Indonesia, Malaysia and Egypt, the facility is expandable by nearly 300,000 square feet.

The superior infrastructure and business-friendly climate of Upstate has driven significant capital investment in South Carolina over the last several years. Greenville/Spartanburg is located between two of the nation’s largest urban regions, only 100 miles from Charlotte, 130 miles from Atlanta, and is connected by the commerce-rich “Boom Belt” I-85, in addition to 212 miles from The Port of Charleston.
