CenterPoint Senior Vice President of Investments Rives Nolen moderated the recent REDNews/RE JournalsHouston Industrial and Logistics Summit.” Rives led an insightful hour-long discussion of topics ranging from market trends and drivers to best performing Houston submarkets and more.

Here’s where Rives sees the Texas investment sales market going in ’21:

“Cap rates are continuing to compress. We’re seeing cap rates in Houston on investment sales moving even below the 4.5 cap range for core deals and then other deals pricing somewhere between 4.5 and a five cap depending on any number of factors. Generally, across all markets, cap rates are compressing, and there’s a lot of demand to buy industrial real estate. It’s an exciting time.”
