CenterPoint Set to Break Ground on Last-Mile Facility Near Los Angeles

CenterPoint Properties is preparing to break ground on a nearly 41,000-square-foot last-mile cross-dock facility at 3900 Baybar Rd. in Pico Rivera, CA.

The speculative development 17 miles east of downtown Los Angeles offers immediate access to the I-605 freeway, a site sure to draw strong leasing interest from e-commerce and logistics companies.

The facility’s features are perhaps even more impressive than the location for efficiently reaching the most sought-after consumers in the region.

CenterPoint’s Senior Vice President of Development, Blake Kelley, said his team is confident the building’s 32-foot clear height, 61 docks, 1 drive-in door, and the 9.5-acre property’s parking for 73 trailers and 20 tractors will make it highly desirable for tenants needing Class A high-velocity throughput capability.

“This project has been in the works for several years now, and we are unwavering in our conviction that this site plan, in this location, will have no shortage of suitors once delivered to market. 3900 Baybar will be one of CenterPoint’s finest last-mile facilities in an extensive Southern California portfolio noted for its high-quality assets,” Kelley said.

One of the features Kelley’s team has prioritized is the infrastructure to accommodate future EV truck charging capacity and maximize its excess trailer parking on the spacious lot.

“California is obviously at the nation’s leading edge in adopting zero-emission vehicle (ZEV) sales and usage, and the day is quickly approaching when users will need to invest in their EV infrastructure,” he said. “Our 3900 Baybar tenant will have a competitive advantage over peers that need to retrofit their facilities to meet EV truck mandates,” Kelley finished.

CenterPoint says the LEED-Certified 3900 Baybar is on track to be delivered in December 2023.
