OAK BROOK, IL – CenterPoint Properties is proud to announce the development of a 223,800 SF speculative facility within the Kent Valley Industrial Base. William Lu is the exclusive marketing agent for the facility.
“CenterPoint is embracing the growing Western market by actively pursuing Kent, Washington developments,” said William Lu, Senior Vice President, Development. “We are excited to add this speculative facility to our West Coast portfolio. Its proximity to port, rail and highway infrastructure offers future tenants several shipping solutions and an overall greater supply chain efficiency.”
Located on 10 acres, the 223,800 SF property features 32’ clear heights, 33 dock doors, 2 drive-in doors, 41 trailer parking positions and 200 car parking spots. A 3,000 square footage mezzanine is included in the build-out. All features are configurable to prospective clients’ requirements. Construction is expected to be completed in 2017.
The property is located one mile from Highway 167, a major north/south transportation artery that runs the entire length of Kent Valley, connecting the site to regional markets as well as the Ports of Seattle and Tacoma via I-5. This location allows for up to four truck trips per day to and from the Ports of Seattle and Tacoma.
“With the Ports of Seattle and Tacoma handling some of the largest TEU volumes in North America, this spec development is a huge opportunity for us to recruit highly active port-centric tenants,” said Mr. Lu. “More than a quarter of all Pacific Rim imports into the United States come through these ports, making them the second largest West Coast gateway hubs linking us to Asian markets. We’re excited to see how this property contributes to our expansion in the West Coast.”
