OAK BROOK, Ill. – CenterPoint Properties is proud to announce the completion of Ace Hardware Corporation’s new 450,262 square foot Retail Support Center (RSC) located at 1101 E. Pleasant Run Road, Wilmer, Texas. David Lind of CBRE represented Ace in the transaction.
Ace signed a 10-year lease at the new facility, approximately ten miles southeast of Dallas, marking the second facility in three years that CenterPoint developed on behalf of Ace. The property is located immediately east of Interstate-45 and less than one mile from the entrance to the Union Pacific Dallas Intermodal Terminal (DIT), offering Ace significant logistical and drayage advantages.
Ace is consolidating two existing facilities in the greater Dallas-Fort Worth market into the new RSC located less than five miles south of the intersection of Interstate-45 and Interstate-20, a major logistics corridor for both the Dallas-Fort Worth and Houston markets. The new RSC will service 244 Ace stores throughout the states of Texas, Oklahoma and New Mexico.
The cross-docked building features significant trailer storage capacity, 16,652 square feet of office space, a 3,000 square foot warehouse office, 120 trailer spaces and 178 car parking spaces, 32’ clear height, 86 dock doors and two drive-in doors. An additional 30 developable acres remain at the site.
“Locating less than a mile from the entrance to Union Pacific’s DIT and adjacent to the interstate highway network allows for increased container movement for our operations, which translates to faster service for Ace retailers and in turn, our valued customers,” remarked Dirk DeYoung, facilities engineering manager for Ace. “It was also helpful working with CenterPoint on the construction of the facility, as they understand our building requirements having previously developed a logistically-focused property for Ace in Suffolk, Virginia.”
A unique feature of the facility is an on-site hydrogen generation and fueling station for material handling equipment, the PowerTap™ system, by Nuvera. The system converts tap water and natural gas into hydrogen to be used as a fuel source for the forklift equipment, eliminating the need for a lengthy battery charging process and reducing electrical power consumption at the building.
